FAQs for Biddenden

I let a flat near Headcorn station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

How do I find out if my home in Biddenden is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Do you carry out surveys on Saturdays and Sundays?

Surveys run seven days a week. To find a day that suits you, call 07833 053749 or email us.

What causes damp on a chimney breast?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

What should I do with a chimney I don’t use?

It depends on its condition and your plans. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Chimney survey in Biddenden

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. Common reasons to book are a chimney out of line and staining on walls around the chimney, on flaunching, chimney pots and cowls and lead flashings.

Older buildings in small places like Biddenden may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why it is worth a survey now in Biddenden

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Around Biddenden, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

Biddenden homes and their roofs

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as John Mayne Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Parish Church of All Saints: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Headcorn station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • Flue inspections or sweeping
  • Structural calculations for a leaning stack

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What a survey covers and doesn’t.

What we check

  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

How we price chimney surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Building height and the viewpoints available
  • House, block, shop or office
  • If the survey needs thermal imaging or a drone
  • Which survey package you book

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Helping us price your survey

When you call or email, these details help:

  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • What’s prompted the survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey typically takes between one and two hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Biddenden often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • If it is not your property yet, arrange access through the agent
  • Clear the way to the loft hatch

Advice

How the survey changes by roof type

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.
