Local roofs and buyers in Reculver
Reculver lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a close look whether you are buying or signing off new work. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
For an older house near a landmark such as St Mary's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

How new roof snagging works in Reculver
Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen as well as the gutters. The report sets out what we found with photographs. Any debris left behind or damage to other parts is recorded too. We’re often asked to look into debris left in gutters or valleys and untidy or loose verge details, on flashings and valleys, ridges and verges and new flat roofs.
In a village or hamlet like Reculver, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we look for on each type of roof
Valleys
Valleys carry a lot of water, so the detailing matters. The lining and the cut coverings along it are looked at.
Slate roofs
Good natural slate is very long-lasting, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Common roof problems in Reculver
Even good roofers can leave snags at the end of a job. Details at ridges, verges and flashings are easy to rush particularly in poor weather.
These are some of the problems a survey can pick up:
- Cracked or slipped new tiles or slates
- Offcuts and broken tiles left behind
- Underlay ending short at the eaves
- Damage to other parts of the building
If you let a flat or house near Herne Bay station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Before you book anyone
- Are they insured for the work?
- How they plan to inspect the roof safely
- How long the report takes to arrive
- What’s outside the scope of the survey
What happens if roof problems are left?
It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. In a place like Reculver, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Questions from Reculver
Does being near the coast affect roofs in Reculver?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
Will you come out to Reculver?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I book a survey in Reculver?
The quickest way is to ring 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run seven days a week.
Does someone need to be in?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
What’s the price of a snagging inspection?
Prices start from £150, including VAT. The size of the roof and how easy it is to see affect the price. For a price, phone 07833 053749 or drop us an email.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.
What do you check on a new roof?
Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.
What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Pricing the remedial work
- Fixings and underlay hidden under the coverings
- Details hidden from sight
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.
What this survey covers
- Ridges and verges
- New-build homes
- Replacement roofs
- Loft conversions and dormers
- New flat roofs
- Flashings and valleys
What we do, step by step
Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take between one and two hours at most homes, and longer for a large or complex roof. For a village or hamlet like Reculver, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start with what the roofer did and when they finished.
- The new coverings and roof edges are inspected as far as can be seen safely.
- We look at valleys, flashings, gutters and the underlay at the eaves.
- The roof space and the rest of the property are checked for problems.
- You get a photo report of each snag.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
- If the roof is shared, arrange access with whoever manages the building

Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Walk round the house to look for knock-on damage
- Watch for drips in the loft space with care
- Keep warranty papers safe
- Book snagging before the final payment
Keep the report with any warranty papers from your roofer. It is a dated record of the roof at handover.
Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
