Drone roof survey in Reculver

The weather decides whether a drone can fly. We don’t fly in strong wind or heavy rain, because the drone has to stay safely under control. If the day turns out unsuitable, we’ll talk about another date. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. Typical surveys look at cracked slates and tiles out of sight from below and blocked valleys and parapet gutters, across valleys and parapet gutters, tall and steep roofs and flat roofs on upper floors.

Villages like Reculver often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

What a drone roof survey looks like in Reculver

Reculver lies within about 1 mile of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Take an older house close to St Mary's Church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Reculver is about 3 miles east of Herne Bay, in Kent. We survey roofs in Reculver and the rest of Kent. We cover towns and villages across Kent, from the larger towns to small villages. Canterbury is in our area too.

What we cannot see

It’s a careful look at the roof, not the whole story. Its limits include:

  • Flights in strong wind or heavy rain
  • Neighbouring roofs the owner hasn’t asked us to survey
  • A structural engineer’s report

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What we check

  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Fragile roofs
  • Chimney stacks
  • Tall and steep roofs
  • Large and complex roofs

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Questions from Reculver

Are there drone restrictions around Reculver?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

How do I find out if my home in Reculver is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Are you structural engineers?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

What happens next?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. Rural addresses near Reculver can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You give us the address and let us know about the roof.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Before the survey

  • Keep pets out of the way during the survey
  • Tell us about any leaks, stains or damp patches you know of
  • Let us know about parking near the property

Common roof problems in Reculver

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are often invisible from below. A drone gets close enough to see them in detail.

Things that often lead to a survey include:

  • Lifted or split lead flashings
  • Hidden gutters full of leaves
  • Cracked flaunching or loose chimney pots
  • Blistered or cracked flat roof coverings

If you look after a building like Reculver Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • Whether the inside of the roof is included
  • How long the report takes to arrive
  • What happens after the report arrives

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Tell us the exact address as you book
  • Move stored items away from the hatch
  • Shut pets inside while we fly
  • Let neighbours know about the flight if your roof is shared

We email the report to you, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Every so often, look in the roof space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.
