Chimney survey in Reculver: what you get

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. You get a report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey brick chimney stacks, chimney breasts and lead flashings, and common reasons people get in touch are staining on walls around the chimney and a chimney out of line.

In a village or hamlet like Reculver, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Signs you need a chimney survey in Reculver

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Common reasons to book include:

  • Damp patches on chimney breasts
  • Spalled or crumbling bricks
  • A chimney out of line
  • Damaged chimney pots and cowls

Living close to Bishopstone Cliffs is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you get a written report with photos
  • How much experience they have with roofs like yours
  • Which parts of the roof they’ll actually see

FAQs for Reculver

Is my home in Reculver listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you come out to Reculver?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

How long is the visit?

Expect it to take between one and two hours at a house, as part of a look at the roof around the stack. The written report follows by email.

How do I book a survey in Reculver?

Simply call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What we do, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Older rural homes like those around Reculver can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Make a note of anything you’d like us to look at

Advice

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Book a sweep for flues that are in use
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Note any damp on chimney breasts and when it appears
  • Check unused flues are capped with ventilation

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Leave it or get it looked at?

Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Finding the cause means the right work can be planned. In a place like Reculver, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

Chimney surveys in Reculver: local notes

Reculver is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For landlords with property near Herne Bay station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Reculver Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Reculver is about 3 miles east of Herne Bay, in Kent. From houses to flats and shops in Reculver, we can survey the roof. Reculver is one of the towns and villages in Kent we cover for chimney surveys. Canterbury is in our area too.
