How a storm damage roof report works in Reculver

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Check your own policy wording. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. The report includes photographs of each area of damage, and you decide what to send. Insurers decide claims on their own policy wording. If you are worried about holes or cracks caused by debris and damaged flat roof membrane, we can find out what’s behind it, on flashings, gutters and fascias and flat roofs alike.

Somewhere as small as Reculver, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We check everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

Different roofs, different checks

Slate roofs

After strong winds, we frequently see cracked and slipped slates. Each area is photographed and described.

Ridge and hip tiles

Water can get in where ridge tiles have moved. Each one is recorded with photos.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Reculver questions

Is the coastal weather around Reculver hard on roofs?

Often, yes. Reculver is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is my home in Reculver listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can I challenge a declined storm claim?

Start by complaining to the insurer. The Financial Ombudsman Service may look at it if that doesn’t resolve it. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

Is Reculver in your area?

Yes. Reculver is part of the area we cover.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will my insurer pay out if I get a storm damage report?

The decision is your insurer’s, not ours. Our report records what is damaged, with photos, and the likely cause, which you can pass to your insurer.

What affects the price in Reculver

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details
  • The size of the roof

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What we need to know

These details help when you contact us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors

Booking is simple: just call 07833 053749 or send us an email and give us a few details about the property and we will explain which survey suits. The price is agreed up front.

Storm damage roof reports around Reculver

Reculver lies within about 1 mile of the sea, where storms can bring strong gusts off the sea. What counts as a storm is set by each policy, often gusts of around 55 mph, and the insurer makes the decision. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For site and facilities teams at buildings such as Reculver Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Herne Bay station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Reculver is about 3 miles east of Herne Bay, in Kent. Reculver is part of the area we cover and the surrounding area across London and South East England. We cover towns and villages across Kent, large and small. Canterbury is in our area too.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours for a house, and about three to four hours for a commercial roof. In a hamlet or village like Reculver, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

How to prepare

  • Keep pets out of the way during the survey
  • If you are buying, check with the agent that we can get in
  • Have keys ready for side gates, garages or roof access doors

Advice

What we’re asked to look at in Reculver

Flat roofs can be damaged too. Coverings can tear or peel back at the edges, and water can pond where outlets are blocked. We record what we find on flat and pitched roofs alike.

Common reasons to book include:

  • Slipped or missing slates or tiles
  • Roofs hit by falling trees
  • Stains appearing after strong winds
  • Lifted or missing ridge and hip tiles

Homes near green spaces such as Bishopstone Cliffs can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

  • Whether you get a written report with photos
  • Whether the price includes VAT

What’s in a roof survey

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Write down when the storm hit and when you noticed damage
  • Check your policy for how to report damage
  • Hold on to fallen pieces of the roof where you can
  • File receipts for anything you pay for

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Have overhanging branches looked at by a tree surgeon. They can damage the roof in high winds.
