Why get it checked now?

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Outbuildings and barns around Reculver are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What you get with us

Landlord roof surveys for homes and businesses in Reculver

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about standing water on a flat roof and choked outlets and gutters, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Reculver are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Honest limits

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Confirming asbestos in older roof materials
  • Areas behind locked flats or blocked hatches
  • Walls, floors and services beyond the roof

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Shared roofs
  • Flat roofs on blocks
  • Converted houses
  • Gutters and downpipes
  • Blocks of flats
  • Rented houses

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Around Reculver, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Point out any leaks or damp patches
  • Move anything stored under the loft hatch

Advice

Questions from Reculver

Do roofs near the sea, like those around Reculver, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is Reculver within the area you cover?

Yes, Reculver is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Will you need to get into tenants’ homes?

Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Do you advise on who is responsible under the lease?

No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

Is the report suitable for a maintenance plan?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs are not included, but contractors can price from it.

What’s the price of a landlord roof survey?

Our price is from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, ring 07833 053749 or drop us an email.

Local roofs in Reculver

Reculver is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to St Mary's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Reculver Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Bishopstone Cliffs shed leaves that can end up in nearby gutters.

Reculver is about 3 miles east of Herne Bay, in Kent. Surveys in Reculver work the same way as everywhere we cover: a careful look at what can be seen safely, photos and a clear written report. Our Kent coverage includes Reculver and the places around it. There is also a page for Canterbury.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Make leak reporting easy for tenants
  • Have gutters and outlets cleared every year
  • Keep past survey reports with the building’s records
  • Deal with urgent items first

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
