New roof snagging around South Green

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 4.4 miles south lies Leeds Castle, a reminder of how long the area around South Green has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For an older house near a landmark like St Mary Magdalene Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How new roof snagging works in South Green

Our report records what we see with photos and plain descriptions. If there is a disagreement about the work, it’s between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We don’t give repair cost estimates or decide who is at fault, but it does set out clearly what we found. We survey flashings and valleys, loft conversions and dormers and new flat roofs, and common reasons people get in touch are cracked mortar at the ridge or hips and broken coverings left on a new roof.

Older buildings in small places like South Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Watch for drips in the roof space with care
  • Look for marks or cracks left by the work
  • Check that gutters weren’t left full of offcuts
  • Check before your warranty period ends

The report lists each snag with photos and written recommendations. Pass it on to your roofer or builder.

Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours at a typical home, and about three to four hours for a commercial roof. Older roofs in small places like South Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Show us where any leaks or stains appear
  • Clear the way to the loft hatch

Does a conservation area affect roof work in South Green?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How long will you be on site?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.

Can you inspect the roof on a new-build home?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.
