Pre-purchase roof surveys in South Green: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Historic houses like Leeds Castle, about 4.4 miles south, show how far back building in the area around South Green goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

For an older house near a landmark such as St Mary Magdalene Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Pre-purchase roof surveys for homes and businesses in South Green

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side. We survey flat-roofed extensions and dormers, the roof space and chimney stacks, and common reasons people get in touch are slipped or missing slates and tiles and loose pots and cracked flaunching.

Being in a small place like South Green makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Do you need a pre-purchase roof survey in South Green?

Asbestos was banned in UK construction in 1999. It’s often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

A survey makes sense if you’ve noticed:

  • Standing water on a flat extension roof
  • A ridge or slope that dips
  • Gaps where slates or tiles have come loose
  • Gutters choked with leaves and moss

If you own a rental within reach of Newington station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Questions to ask before you book

  • Is there a chance to talk the report through?
  • Will the report include photos?
  • Whether the inside of the roof is included
  • What’s outside the scope of the survey

What’s in a roof survey

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Anything beyond the roof, which a full home survey covers
  • Asbestos testing of any kind
  • Whether timbers meet design loads

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we check

  • Lead flashings and valleys
  • Natural slate
  • Flat-roofed extensions and dormers
  • The roof space
  • Gutters and downpipes
  • Chimney stacks
  • Clay and concrete tiles

Prices for pre-purchase roof surveys in South Green

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

These details help when you contact us:

  • When you need the report by
  • Whether there is a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • Photos of the roof, taken safely from ground level or a window

We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Landlords, agents and block managers in South Green

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the roof.

FAQs for South Green

Does a conservation area affect roof work in South Green?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to South Green?

Yes. South Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

How do I book a survey in South Green?

To book, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Rural addresses near South Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.
