How we price pre-purchase roof surveys

We confirm the price for your survey before you book. This is what makes a difference:

  • Height and safe access
  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium
  • The roof’s overall size

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, such as an exchange date
  • The style of property, from a terrace to a block

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

How a pre-purchase roof survey works in Silver Street

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side if you want the fullest picture. We are often asked to look into lead that has worked loose at a wall or chimney and roof slopes that look uneven or sagging, across natural slate, the roof space and gutters and downpipes.

For a small place like Silver Street, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Surveys for landlords and agents in Silver Street

Landlords and agents in Silver Street book surveys as well as householders. The report gives you a dated record of the roof, with photos.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What a pre-purchase roof survey looks like in Silver Street

Silver Street is within about 5 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If yours is one of the older homes in the streets near Church of St John the Baptist, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near Sittingbourne station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Silver Street is about 3 miles south-west of Sittingbourne, in Kent. Houses, flats, blocks and commercial buildings in Silver Street can all book pre-purchase roof surveys, with a written report and photographs every time. Silver Street is one of the towns and villages in Kent where we work. There’s also a page for Maidstone.

Why it’s worth a survey now in Silver Street

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. Outbuildings and barns around Silver Street are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Why us?

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Silver Street, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it is shared

Arrange a survey

Most bookings start with a short call: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Related advice

How the survey changes by roof type

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.

Silver Street: your questions answered

Is my home in Silver Street listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Does being near the coast affect roofs in Silver Street?

Often, yes. Within about 5 miles of the sea, as Silver Street is, metal fixings wear faster and gales find any loose ridge or slate.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How do I book a survey in Silver Street?

Just ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we cannot promise any saving.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits
  • Structural calculations (that is a structural engineer’s job)

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.
