Pre-purchase roof surveys in Oad Street

Pre-purchase roof survey in Oad Street: what you get

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’re worried about gutters that overflow or drip at the joints and ponding, blisters or splits on a flat roof, a survey will tell you what’s going on, whatever the roof.

For a small place like Oad Street, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Ask who repairs the roof under the lease
  • Mention any deadline when you get in touch
  • Ask the agent to check the loft hatch can be opened
  • Book once your offer is accepted

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

Why act early in Oad Street

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. For an older or listed building in a place like Oad Street, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Why book with us

  • A written report with photos

How it works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes between one and two hours for a house, though large, tall or awkward roofs take more time. Rural addresses near Oad Street can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a report with photos and recommendations before you exchange.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch

Advice

Oad Street: your questions answered

Is my home in Oad Street listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Oad Street within the area you cover?

Yes, Oad Street is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Does your survey replace a RICS home survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Do you inspect the roof from on top?

Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

When you need someone else

It helps to know what a survey will not do before booking:

  • The condition of the rest of the house (that’s a RICS home survey)
  • Confirmation of asbestos in cement sheets or soffits
  • How a seller will respond, or what the house is worth

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before booking. What a survey covers and doesn’t.

Oad Street homes and their roofs

Oad Street lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Take an older house close to Church of St Peter and St Paul: a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Newington station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Oad Street is about 3 miles south-west of Sittingbourne, in Kent. Surveys in Oad Street work the same way as everywhere we cover: a careful look at what can be seen safely, photographs and a clear written report. Oad Street is one of the places in Kent we cover. • Access details, such as a loft hatch or a shared roof

Roof by roof

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
