Gutter survey in Oad Street
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. The photos show you exactly what we found. It is an easy job to put off, but they rarely get better. If you are worried about leaks at the gutter joints and cracked or loose downpipes, a survey will tell you what’s going on, on valley gutters, eaves gutters and fascias and soffits alike.
Some older homes in villages like Oad Street are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Rented homes, blocks and businesses
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Different roofs, different checks
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
How the survey works
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Oad Street can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Note where any stains or damp appear
- For flats, check roof access has been agreed

Oad Street questions
Does being near the coast affect roofs in Oad Street?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Oad Street is within about 5 miles of the coast.
How do I find out if my home in Oad Street is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What does the report include?
Written findings with photos, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Do you work in Oad Street?
Yes, we do. We carry out gutter surveys in Oad Street.
Can the survey be at a weekend?
Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or email us.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
What happens after the survey?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
What we are asked to look at in Oad Street
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.
Look out for signs like these:
- Leaking or loose downpipes
- Overflowing valley or parapet gutters
- Sagging gutters and loose brackets
- Leaks at the gutter joints
If you look after a building such as Borden Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Questions to ask before booking
- How long the report takes to arrive
- Are they insured for the work?
- What’s outside the scope of the survey
- Whether VAT is in the quoted price
Why it is worth a survey now in Oad Street
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. Older cottages and farmhouses around Oad Street can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Oad Street homes and their roofs
The coast is about 5 miles or less from Oad Street, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If your house is among the older ones in the streets near Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Newington station, a roof report helps you deal with small faults before they turn into a call from a tenant.
