Gutter surveys for Silver Street homes and businesses

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it’s safe to see.

How a gutter survey works in Silver Street

Some gutters are easy to see from the street but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed blocked outlets and hoppers and sagging gutters and loose brackets, we can find out what’s behind it, on eaves gutters, parapet and box gutters and fascias and soffits alike.

Older buildings in small places like Silver Street may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Silver Street needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • Note where any stains or damp appear
  • Keep pets in another room
  • Unlock side gates and any roof access doors

Advice

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Gutter surveys in Silver Street: local notes

The coast is about 5 miles or less from Silver Street, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Anyone responsible for a site like Bredgar Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Sittingbourne station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of St John the Baptist: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions from Silver Street

Do roofs near the sea, like those around Silver Street, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Silver Street is within about 5 miles of the coast.

Is Silver Street within the area you cover?

We do. A small place gets exactly the same survey as a big one.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we will explain what’s needed.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.

How much time does the visit need?

A visit usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea as you book.

Is there a good time of year to book a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

What we check

  • Eaves gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Valley gutters

Why get it checked now?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. Where a roof is exposed, as many are in small places like Silver Street, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
