Gutter surveys for Danaway homes and businesses

Why get it checked now?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Older and listed buildings around Danaway may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Gutter survey in Danaway

We survey gutters and rainwater systems in Danaway and right across London and the South East. On the day, we inspect everything that’s safely in view from ground level, windows, the roof space and the roof where it is safe. Time on site normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. We survey valley gutters, outlets and hoppers and eaves gutters, and people most often book us about leaks at the gutter joints and brackets that have dropped or snapped.

Somewhere as small as Danaway, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

Nothing in the report is left vague: where something needs attention, it says so plainly.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about one to two hours at most homes, and more on a big or complicated roof. Older rural homes like those around Danaway can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Tell us about parking before the day
  • If you’re buying, let the agent know when we’re coming
  • Keep pets inside or away from the areas we are looking at

Advice

Roof by roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Danaway questions

Will you come out to Danaway?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Danaway?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

How do I book a survey in Danaway?

Just call 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

Danaway homes and their roofs

Danaway is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of St Peter and St Paul: its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Borden Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Danaway is about 3 miles west of Sittingbourne, in Kent. Roofs in Danaway get the same thorough look as anywhere else in Kent. We cover towns and villages across Kent, large and small. Maidstone is in our area too.

Within a short drive, we also cover Maidstone (8 miles south-west), Sittingbourne (3 miles east), Gravesend (14 miles north-west), Whitstable (15 miles east), Faversham (9 miles east) and Minster (8 miles north-east).

When to book a survey in Danaway

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Here are some of the things we see frequently:

  • Leaves and moss blocking gutters
  • Gutters overflowing in heavy rain
  • Rotten fascias or stained soffits
  • Downpipes that are split or coming away

For landlords with property near Newington station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Choosing a roof surveyor

What’s in a roof survey

What affects the price in Danaway

Prices always include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • The size of the roof
  • How many separate roofs there are, like extensions, dormers and garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you get in touch

We will typically ask about:

  • Photos of the roof, taken safely from the ground or a window
  • What kind of property and roof it is
  • Any deadline, such as an exchange date
  • Anything about access we should know

Booking is simple: just phone 07833 053749 or send us an email and give us some details about the property and we will point you to the right survey. The price is agreed up front.

Landlords, agents and block managers in Danaway

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
