DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, but we flag anything that could contain it. If you’re worried about dripping or leaking gutter joints and gutters that have fallen out of line, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Bobbing may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Your questions about gutter surveys in Bobbing

Is the coastal weather around Bobbing hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Bobbing is within about 3 miles of the coast.

Can a landlord with a rental near Newington station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.

Does the season matter for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Prices for gutter surveys in Bobbing

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Whether it’s a home or a commercial building
  • The roof’s overall size
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

Helping us price your survey

We’ll typically ask about:

  • Any marks or damp showing indoors
  • Any deadline, like an exchange date
  • Access details, like a loft hatch or a shared roof
  • The kind of building and roof involved

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours at most homes, or half a day or so for a commercial building. Somewhere like Bobbing needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets inside or away from the areas we’re looking at

How to book

We confirm the price for your roof before booking, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or email us.

Honest limits

To be straight with you, a roof survey has limits:

  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe
  • Parts of gutters that cannot be seen safely

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

Roofs we survey in Bobbing

  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits
  • Downpipes

Leave it or get it looked at?

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In a place like Bobbing, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Gutter surveys in Bobbing: local notes

Bobbing is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church like Church of St Bartholomew are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building like Grove Park Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Newington station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
