New roof snagging in Lower Halstow

We carry out new roof snagging in Lower Halstow and across London and South East England. Time on site usually takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. We inspect as far as it is safe to see, and by drone where it is applicable. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are loose flashings at walls or chimneys and tiles or slates sitting out of line, across ridges and verges, flashings and valleys and new flat roofs.

For a small place like Lower Halstow, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we cannot see

In fairness, there are limits to any roof survey:

  • Deciding who is at fault in a disagreement
  • Whether the roof will leak in future
  • Parts of the roof we cannot see safely

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.

Roofs we survey in Lower Halstow

  • Ridges and verges
  • New flat roofs
  • Loft conversions and dormers
  • Replacement roofs
  • New-build homes
  • Flashings and valleys

Tips from our surveys

These tips come from what we see on roofs every week:

  • Check ceilings and the loft after heavy rain
  • Diary the defects period end date
  • Look for debris left in gutters from the ground
  • File all paperwork for the new roof

The report lists each snag with photos and written recommendations. Pass it on to your roofer or builder.

Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and time is set aside for snags.

Lower Halstow: your questions answered

Does a conservation area affect roof work in Lower Halstow?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Lower Halstow?

Yes, Lower Halstow is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What’s the price of a snagging inspection?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. For a price, call 07833 053749 or email us.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

What we do, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for most homes, depending on how much new work there is to check. Somewhere like Lower Halstow needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

Before we arrive

  • Point out any leaks or damp patches
  • Jot down any questions you want answered
  • Let us know about parking near the property

New roof snagging in Lower Halstow: local notes

Lower Halstow is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a close look whether you’re buying or signing off new work. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you live in an older home near Church of St Margaret of Antioch, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What you can safely check yourself

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

When to book a survey in Lower Halstow

Snags happen on many building jobs. Fiddly details are often where things go wrong, particularly when the weather is against them.

Most people get in touch after spotting something like this:

  • Underlay ending short at the eaves
  • Cracked or slipped new tiles or slates
  • Signs of condensation in the roof space
  • Debris left in gutters or valleys

For landlords with property near Newington station, a written report helps before buying a rental or paying for a new roof on one.
