About our roof survey in Lower Halstow
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed slates or tiles that have slipped or broken and debris building up in roof valleys, a survey will tell you what’s going on.
Somewhere as small as Lower Halstow, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later.

Honest limits
In fairness, there are limits to any roof survey:
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
- Asbestos testing of any kind
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.
What this survey covers
- Chimney stacks
- Flat roofs
- Natural slate
- Clay and concrete tiles
- Lead flashings
- Ridges, hips and valleys
- The roof space
Can I check my roof myself?
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Lower Halstow, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
How to prepare
- For flats, make sure roof access has been agreed
- Find any records of previous roof work
- If you are buying, check with the agent that we can get in

Do you need a roof survey in Lower Halstow?
Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building.
Things that often lead to a survey include:
- Ridge tiles that have lifted or moved
- Slipped, cracked or missing slates and tiles
- Lifted, split or missing lead flashings
- Blocked, sagging or leaking gutters
For site and facilities teams at buildings such as Lower Halstow Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Before booking any roof surveyor
- Whether the loft space is looked at, where there is one
- How long they’ve been surveying roofs
- Which limits apply to the survey
- Whether they hold professional indemnity and public liability insurance
Roof by roof
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Roof surveys in Lower Halstow: local notes
Lower Halstow lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
The streets around a church such as Church of St Margaret of Antioch are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Newington station, a dated record of the roof is useful when planning maintenance across a let.

Lower Halstow: your questions answered
Do you survey roofs for landlords with property near Newington station?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.
Will you come out to Lower Halstow?
We do. Villages and rural addresses get the same survey as a town house.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
