Roof survey in Keycol: what you get

Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. If you’re worried about gutters that overflow in heavy rain and worn lead at chimneys and abutments, a survey will tell you what’s going on, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Check the roof from the ground after storms
  • Take photos of any leaks as they happen
  • Find records of any re-roofing or repairs
  • Stay off ladders and the roof

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Keycol: your questions answered

Do you survey roofs for landlords with property near Newington station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will you come out to Keycol?

We do. A small place gets exactly the same survey as a big one.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What if it rains on the day?

A survey can usually go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

How the survey changes by roof type

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping normally points to corroded nails, which we describe in the report.

Landlord and commercial surveys in Keycol

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

How we price roof surveys

Prices vary from roof to roof, and it comes down to:

  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What we need to know

A little information up front helps. Please include:

  • What made you get in touch
  • The kind of building and roof involved
  • Your timetable, like an exchange date
  • The address and postcode of the property

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or drop us an email.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for most houses, with bigger or more complicated roofs taking longer. For a village or hamlet like Keycol, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • For flats, check roof access has been agreed
  • Keep pets out of the way during the survey

Local roofs in Keycol

Keycol lies within about 3 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Anyone responsible for a site like Borden Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Newington station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Bartholomew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
