New roof snagging for Newington homes and businesses

New roof snagging for homes and businesses in Newington

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. You then get a report with photographs to share with your roofer. We’re often asked to look into underlay at the eaves left exposed and tiles or slates sitting out of line, on new flat roofs, new-build homes and ridges and verges.

For a small place like Newington, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most homes, depending on how much new work there is to check. If you have questions on the day, just ask. In a hamlet or village like Newington, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Let us know about parking near the property
  • Point out any leaks or damp patches

  • Parts of the roof we can’t see safely
  • A promise that the roof will not leak

Newington questions

Is my home in Newington listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Newington, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Will you walk on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Do you work in Newington?

Yes. We survey roofs in Newington and the rest of Kent, as part of our work across London and South East England. To book, phone 07833 053749 or email us.

How experienced are you?

Over 20 years and more than 5,000 surveys.

How do I arrange new roof snagging in Newington?

To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

When to book a survey in Newington

Even good roofers can leave snags at the end of a job. Fiddly details are often where things go wrong, especially when the weather is against them.

Most people get in touch after spotting something like this:

  • Cracked or slipped new tiles or slates
  • Underlay ending short at the eaves
  • Damage to other parts of the building
  • Poorly finished verges

With Acrise Place about 3.2 miles north, the area around Newington has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Questions to ask before booking

  • What follow-up you get after the report
  • What’s outside the scope of the survey
  • Whether the loft is part of the inspection
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

Newington homes and their roofs

Newington lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If yours is one of the older homes in the streets near Church of St Nicholas, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near Folkestone West station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Different roofs, different checks

Slate roofs

Natural slate can last 100 years or more, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Underlay and ventilation

From the loft, we check the underlay and look for condensation.
