Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Let your roofer know an inspection is planned
  • Watch for gutters overflowing in rain
  • Check before your warranty period ends
  • Check ceilings and the loft after heavy rain

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

File the contract, invoices and warranty papers in one place. Add the snagging report to it.

New roof snagging in Dean Street

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted and look in the loft space for condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. It all goes in the report. Common reasons to book are flashings not properly dressed or fixed and underlay not dressed into the gutter, on ridges and verges, loft conversions and dormers and new-build homes.

Some older homes in villages like Dean Street are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Where we cannot see part of the new roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Honest limits

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Pricing the remedial work
  • Whether the roof will leak in future
  • Parts of the roof we cannot see safely

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What we check

  • Flashings and valleys
  • Replacement roofs
  • Loft conversions and dormers
  • Ridges and verges
  • New-build homes
  • New flat roofs

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. It usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. In a hamlet or village like Dean Street, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • Agree roof access with the managing agent if it is shared

Advice

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What affects the price in Dean Street

Our packages start from £150, with VAT included. What you pay for your roof depends on:

Questions from Dean Street

Will you come out to Dean Street?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Dean Street?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just call 07833 053749 or send us an email for a price.

Is snagging available for a new-build house roof?

Yes. We check new-build roofs from safe vantage points and the loft space and photograph what we find. Book before the defects period runs out if you can.

New roof snagging around Dean Street

Historic houses like Stoneacre, about 3.5 miles east, show how far back building in the area around Dean Street goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you own a rental within reach of East Farleigh station, a written report helps before buying a rental or paying for a new roof on one. The streets around a church like Church of Saint Mary are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
