Roofs, chimneys and gutters in Dean Street

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3.5 miles east lies Stoneacre, a reminder of how long the area around Dean Street has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Shop and office owners around Fremlin Walk may find that a roof report helps plan work around trading rather than after a leak. If you live in an older home near Church of Saint Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Landlord roof survey in Dean Street: what you get

We survey let and shared roofs in Dean Street and across London and South East England. Time on site usually takes about one to two hours at most homes, or half a day or so for a commercial building. We inspect from ground level, vantage points, the roof space and the roof where it is safe including by drone where applicable. A written report with photos follows. If you’re worried about slipped or missing slates and tiles and choked outlets and gutters, we can find out what’s behind it, on shared roofs, gutters and downpipes and converted houses alike.

In a village or hamlet like Dean Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Common roof problems in Dean Street

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

It is worth booking a survey if you’ve seen:

  • Worn ridges, hips and verges
  • Ponding or splits on flat roofs
  • Gutters overflowing onto walls
  • Failed flashings at walls and chimneys

Take a building like East Farleigh Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • What the survey won’t cover
  • Which viewpoints they use to see the roof
  • Will the report include photos?
  • How long the report takes to arrive

What a good roof survey covers

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A full building survey of every part of the property
  • Who pays under the lease (that is a legal question)
  • Parts of the roof we cannot safely see or access

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

What we look at

  • Rented houses
  • Flat roofs on blocks
  • Converted houses
  • Shared roofs
  • Blocks of flats
  • Gutters and downpipes

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours at most homes, though large, tall or awkward roofs take more time. Rural addresses near Dean Street can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • Note where any stains or damp appear
  • For flats, make sure roof access has been agreed
  • Make sure the loft hatch can be reached

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Dean Street questions

Is Dean Street within the area you cover?

Yes. Dean Street is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Dean Street listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What does a block roof survey cost?

Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, phone 07833 053749 or use the contact form.

Is a landlord roof survey the same as a full building survey?

No. We survey the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Can we use the survey to plan a roof budget?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Will you need to get into tenants’ homes?

That depends on the layout. Often we need the loft and certain flats, and you or your agent arrange access. We tell you what’s needed as you book.
