Landlord roof survey in Fant: what you get

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. We survey blocks of flats, gutters and downpipes and rented houses, and common reasons people get in touch are parapets and upstands in poor repair and missing or loose roof coverings.

Around Fant, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we look for on each type of roof

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.

Shared chimney stacks

Chimneys frequently let water in at the flashings. We record anything visible.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Roof areas we weren’t given access to
  • The structure in the way a structural engineer would assess it
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What this survey covers

Landlord roof surveys in Fant: local notes

With Stoneacre about 3.9 miles east, Fant sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Jubilee Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your house is among the older ones in the streets near Parish Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Fant is about 2 miles west of Maidstone, in Kent. We visit Fant as part of our work across Kent, for houses, flats and commercial buildings. Our Kent coverage includes Fant.

We work across ME16 and ME15 for landlord roof surveys. Whether your property is on Fant Lane, Glebe Lane and Burns Road or anywhere close by, we can survey it. With the A26 close by, Fant is easy for us to reach. If you are just outside Fant, we cover East Farleigh (1 mile south), Kettle Corner (1 mile south-west), Dean Street (1 mile south), Barming Heath (1 mile west) and Hoppers Corner (1 mile south-west). Larger places within reach include Sittingbourne (12 miles north-east), Sevenoaks (13 miles west), Royal Tunbridge Wells (13 miles south-west), Gravesend (12 miles north-west), Tonbridge (10 miles south-west) and Northfleet (13 miles north-west).

Near you in Fant

We work in homes and buildings around Oakwood Park Grammar School, The Bull Inn and St Augustine Academy and the streets around them. Fant’s nearest station is East Farleigh station, roughly 0.8 miles south. Well-known places in the area include Kent Fire Brigade Museum (1.2 miles south-east) and Fremlin Walk (1.4 miles north-east). For a walk, there’s Boxley Hills and Burham Down.

What happens if roof problems are left?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. Blocked gutters on homes around Fant overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for a single let house, with blocks of flats taking longer. Homes around Fant frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the roof space is arranged with you in advance.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Check we can get to the back of the property
  • Note where any stains or damp appear
  • Clear the way to the loft hatch

Fant questions

Can a landlord with a rental near East Farleigh station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Fant?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Is the report suitable for a maintenance plan?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.

When to book a survey in Fant

Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs or when.

Problems we come across often include:

  • Gutters overflowing onto walls
  • Mortar falling from ridges and verges
  • Chimney stacks in poor repair
  • Ceiling stains reported by tenants

If you live near a park such as Whatman Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

What to check before booking

  • What experience they bring
  • Which viewpoints they use to see the roof
  • Whether you get a written report with photos
  • Whether the loft space is looked at, where there is one

What a good roof survey covers

Surveys for landlords and agents in Fant

Landlords and letting agents in Fant book surveys as well as homeowners. A report with photographs gives you a clear record of the let or shared roof, which helps you plan work between tenancies.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
