Fant Chimney Survey
Wondering about the chimney stack at a property in Fant? We carry out chimney surveys in Fant and across Kent, with plain-English findings.
- Loose, cracked or missing pots
- Damp on a chimney breast inside
- Gaps in the mortar around the pots
Chimney survey in Fant: what you get
Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. We survey chimney breasts, lead flashings and flaunching, and common reasons people get in touch are mortar washing out of the joints and pots or cowls that look unsafe.
Houses in smaller places like Fant can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Chimney surveys in Fant: local notes
Historic houses such as Stoneacre, about 3.9 miles east, show how far back building in the area around Fant goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to Parish Church of St Andrew: old fixings, lead flashings and tall chimneys are typical of older roofs. Shop and office owners around Fremlin Walk may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you look after a building like Jubilee Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Fant is about 2 miles west of Maidstone, in Kent. Whether the building in Fant is a house, a flat or a commercial unit, the roof can be surveyed. Our Kent coverage includes Fant and the places around it.

Flaunching
The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.
Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
What happens if roof problems are left?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. Homes in smaller places like Fant can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

What we do, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for most homes, a little longer where there are several stacks. In a smaller place like Fant, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- The findings are written up with photographs and recommendations and emailed to you.

Advice
What a chimney survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Hidden sides of a shared stack
- Whether a stack needs rebuilding on structural grounds
- What’s inside the brickwork or behind render, without opening up
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. The full list of what we check.

Your questions about chimney surveys in Fant
I let a flat near East Farleigh station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details.
How do I find out if my home in Fant is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Is it a problem to have an unused chimney?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can plan what to do with it.
Can you find out why my chimney breast is damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We check each one and note the most likely cause.
How quickly is the report sent?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.
Useful tips for Fant property owners
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Glance at the stacks from the street now and then
- Use a Gas Safe registered engineer for gas appliances
- Do not use a ladder to reach the stack yourself
- File photos of the stacks with your home records
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
