Roof surveys for homes and businesses in Fant

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We’re frequently asked to look into ridge tiles that have lifted or moved and crumbling chimney pointing or cracked flaunching, across clay and concrete tiles, the roof space and ridges, hips and valleys.

Trees around homes in smaller places like Fant drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Your questions about roof surveys in Fant

Is my home in Fant listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near East Farleigh station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How long does a roof survey take?

It usually takes an hour or two at most homes; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Why act early in Fant

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Homes in smaller places like Fant can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Why us?

  • Plain-English reports with photos
  • Prices that include VAT
  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent look at the roof

Local roofs in Fant

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 3.9 miles east lies Stoneacre, a reminder of how long the area around Fant has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings like Jubilee Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like Parish Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near East Farleigh station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How we price roof surveys

Not every roof costs the same to survey, for these reasons:

  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • The reason for the survey, like buying, a leak or storm damage
  • The type of building and roof, such as pitched or flat
  • When you need the report by
  • How the loft is reached, if there is one

Every survey is priced before it’s booked, so you know where you stand. Roof survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.

What happens on the day

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Homes around Fant frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photographs and recommendations.

Getting ready for the survey

  • If you’re buying, let the agent know when we are coming
  • Let us know about parking near the property
  • If the roof is shared, arrange access with whoever manages the building
