New roof snagging in Aldington Frith

New roof snagging in Aldington Frith: what you get

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can safely be seen, from the ground, vantage points, the loft space and the roof where safe. A photo report follows, ready to share with your roofer or builder. We survey new flat roofs, loft conversions and dormers and ridges and verges, and the problems we are asked to look at most are vents that weren’t fitted or are covered and gutters blocked by building debris.

Somewhere as small as Aldington Frith, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the new roof, any defects and our written recommendations.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Settling a dispute with your roofer or builder
  • Areas out of view from each safe vantage point
  • Estimates of what fixes will cost

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • New-build homes
  • Replacement roofs
  • Ridges and verges
  • Flashings and valleys
  • Loft conversions and dormers
  • New flat roofs

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. For a village or hamlet like Aldington Frith, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Let us know about parking before the day
  • Point out any leaks or damp patches

What affects the price in Aldington Frith

We confirm the price for your roof before booking. These are the things that affect it:

  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

You don’t need to know any roofing terms. It is enough to tell us:

  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode

Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Book snagging before the final payment
  • Keep the contract and invoices together
  • Check that gutters weren’t left full of offcuts
  • Diary the defects period end date

Your roofer can use the report to put the snags right. If there is a dispute, it is between you and your roofer or builder; we report on what we see.

Put the warranty or defects period end date in your diary. Arrange an inspection in good time so there’s time to raise anything.

Your questions about new roof snagging in Aldington Frith

Do you cover Aldington Frith?

Yes, Aldington Frith is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property.

Is my home in Aldington Frith listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
