About our new roof snagging in Haine

We report on what we see, with photographs and clear descriptions. If there is a disagreement about the work, it’s between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report does not price repairs or settle who is responsible, but it does set out clearly what we found. Typical surveys look at gaps at new flashings and underlay not dressed into the gutter, on new flat roofs, new-build homes and ridges and verges.

For a small place like Haine, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Surveys for landlords and agents in Haine

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Your questions about new roof snagging in Haine

How do I find out if my home in Haine is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Haine?

Yes. Haine is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Do you lift tiles to check the fixings?

No, we don’t disturb the new coverings. Fixings and underlay under the slates or tiles are hidden so we focus on what can be seen.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and don’t take sides. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Different roofs, different checks

Flashings

Loose or badly dressed flashings are a common snag. They’re recorded with photos.

Slate roofs

Broken slates left on a new roof are a common snag. They’re photographed for the report.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It usually takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Haine, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Before the survey

  • Note where any stains or damp appear
  • Jot down any questions you want answered
  • Keep pets inside or away from the areas we’re looking at

Advice

How we price new roof snagging

When we price a survey, we consider:

  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • Whether it is a home or a commercial building
  • If the survey needs thermal imaging or a drone

To find out what your survey will cost, ring 07833 053749 or email us with the address and some details. The price is agreed before a date is set.

Booking your survey

There’s no need for technical words. It’s enough to let us know:

  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.

Leave it or get it looked at?

A defects or warranty period does not last for ever. Checking the roof before it ends gives you time to raise anything we find. Around Haine, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Fixings and underlay hidden under the coverings
  • Pricing the remedial work
  • Deciding who is at fault in a disagreement

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What we look at

  • Flashings and valleys
  • New flat roofs
  • Replacement roofs
  • Ridges and verges
  • New-build homes
  • Loft conversions and dormers

New roof snagging around Haine

The coast is about 2 miles or less from Haine, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. About 3 miles west lies Quex Park, a reminder of how long the area around Haine has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

The streets around a church such as St Christopher's Church are often among the oldest in a place, and if yours is one of the older homes nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
