Flat roof surveys around Haine

The coast is about 2 miles or less from Haine, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 3 miles west lies Quex Park, a reminder of how long the area around Haine has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you let a flat or house near Ramsgate station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you run a business near Westwood Cross, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Haine is about 2 miles north-west of Ramsgate, in Kent. We visit Haine as part of our work across Kent, for homes and businesses alike. We cover towns and villages across Kent. We also survey roofs in Canterbury.

How a flat roof survey works in Haine

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. Typical surveys look at dips that suggest the deck is deflecting and loose or cracked edge trims, on mastic asphalt, GRP fibreglass and EPDM rubber.

Some older homes in villages like Haine are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Your questions about flat roof surveys in Haine

Is the coastal weather around Haine hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.

Is my home in Haine listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to.

Will you walk on the flat roof?

It depends on what’s safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

Is a flat roof survey the same as a building survey?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Can you tell me how long my flat roof will last?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

How it works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. The survey typically takes an hour or two for a house, and more on a big or complicated roof. In a small place like Haine, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

What a flat roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • What’s under the membrane without opening it up
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What our survey covers.

Roof types and parts we check

  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Tips that help

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Limit foot traffic on the covering
  • Watch the ceilings below the flat roof for stains
  • Have the roof looked at again after a severe storm
  • Never stand on rooflights or fragile sheeting

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

What we’re asked to look at in Haine

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

People normally book a survey after spotting something like this:

  • Edge trims that have lifted or split
  • Dips that suggest the deck is deflecting
  • Water getting in at rooflights
  • Failed upstands where the roof meets a wall

If you live in an older home near St Christopher's Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
