Thermal roof surveys in Plaxtol

Thermal roof survey in Plaxtol: what you get

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. You can phone 07833 053749 or drop us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. Typical surveys look at leaks that are hard to trace and damp around chimneys and parapets, on loft conversions, ceilings below the roof and insulated roof spaces.

Villages like Plaxtol often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Ask us about the forecast if rain is expected
  • Clear a path to the loft hatch before we arrive
  • Keep a record of when stains appear
  • Keep the heating on as usual before a heat loss survey

If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

What we do, step by step

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Plaxtol, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Point out any leaks or damp patches
  • For flats, check roof access has been agreed

Advice

How the survey changes by roof type

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and can’t be read from them.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there is a pattern around them.

Airspace, weather and Plaxtol roofs

The wider area around Plaxtol has a long history of building, with Old Soar Manor about 0.7 miles north-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help.

For an older house near a landmark such as Plaxtol Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. For site and facilities teams at buildings such as Plaxtol Primary School, a drone or thermal camera can show a large roof in a single visit.

How we price thermal roof surveys

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • The size of the roof
  • House, block, shop or office

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £400, including VAT.

Helping us price your survey

Here’s what helps us most when you contact us:

  • What made you get in touch
  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any deadline, like an exchange date

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

What you can safely check yourself

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
