Thermal roof surveys in Platt

How a thermal roof survey works in Platt

A thermal survey is not a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they do not. Where something can’t be confirmed, we say what would help next. If you’re worried about wet areas near outlets and upstands and gaps in loft insulation, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Platt, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How it works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere like Platt needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • Dig out any old roof reports or invoices

Thermal roof surveys in Platt: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 1.9 miles south lies Old Soar Manor, a reminder of how long the area around Platt has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as Church of St Mary, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. For site and facilities teams at buildings such as Platt Church of England Voluntary Aided Primary School, a view from above covers a wide roof far faster than walking it.

Platt is about 6 miles east of Sevenoaks, in Kent. Platt is one of many places we visit across Kent, for houses, flats and commercial buildings. We cover towns and villages across Kent, from the larger towns to small villages. Maidstone is in our area too.

Platt questions

Do you cover smaller places like Platt?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you cover Platt?

Yes, Platt is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What’s in the report?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

How we price thermal roof surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • The roof’s overall size
  • The shape of the roof and its details

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Booking your survey

Some details help us suggest the right survey and price. When you contact us, it’s useful to mention:

  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you’re working to, such as exchange

We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A formal energy assessment
  • Structural calculations, which need a structural engineer
  • Clear results when the conditions on the day are poor

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Loft conversions
  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes
  • Ceilings below the roof

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Keep the heating on as usual before a heat loss survey
  • Move stored items away from the loft hatch
  • Talk to us about the weather when booking
  • Check outlets after heavy rain

If the images suggest moisture that can’t be confirmed, we will say what would help next, like electronic leak detection or opening up a small area.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.

Why it is worth a survey now in Platt

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Older and listed buildings around Platt may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your roof before booking.
