Chimney Survey in Borough Green
Find out the condition of the chimney stack at your property in Borough Green from an independent roof surveyor. We visit on weekdays and at weekends.
- Disused chimneys trapping moisture
- Signs that a stack is leaning
- Damp on a chimney breast inside
Why get it checked now?
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Tradespeople may need to travel further to a smaller place like Borough Green, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Chimney surveys for homes and businesses in Borough Green
Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We are often asked to look into spalled or crumbling bricks and signs that a stack is leaning, across chimney pots and cowls, chimney breasts and lead flashings.
Around Borough Green, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common questions in Borough Green
How do I find out if my home in Borough Green is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you survey roofs for landlords with property near Borough Green & Wrotham station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Does the report include photographs?
Yes. Photos are part of every report.
Does the weather affect the survey?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

Tips from our surveys
Small things make a difference. Our tips:
- Note any damp on chimney breasts and when it appears
- Check fixings on the stack are secure
- Do not use a ladder to reach the stack yourself
- Find out whether changes to a stack need permission
You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.
What we cannot see
Before you book, it is worth knowing what a survey won’t do:
- Whether a gas appliance or its flue is safe
- Conditions inside walls
- Whether the flue is safe to use
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.
What we look at
- Flaunching
- Shared and party-wall stacks
- Chimney breasts
- Chimney pots and cowls
- Brick chimney stacks
- Lead flashings
For landlords and managing agents
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

Rendered stacks
A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
Chimney pots and cowls
Damaged pots are a safety concern as well as a leak risk. We record their condition with photographs.
How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours for most houses, and more on a big or complicated roof. A visit to Borough Green is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before we arrive
- Leave side gates unlocked
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it is shared

Advice
Chimney surveys around Borough Green
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Borough Green has a long history of building, with Old Soar Manor about 2.1 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If yours is one of the older homes in the streets near The Church of the Good Shepherd, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Borough Green & Wrotham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Borough Green Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
