Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

How a roof survey works in Farleigh Green

We inspect what can be seen safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You do not need to do anything except give us access. Everything we see is photographed for the report. We survey chimney stacks, flat roofs and clay and concrete tiles, and the problems we’re asked to look at most are flashings that have come away from the wall and valley linings that have cracked or split.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we do, step by step

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, and more on a big or complicated roof. If you have questions on the day, just ask. For a village or hamlet like Farleigh Green, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand

Advice

Different roofs, different checks

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. We note any lean or loose pots.

Prices for roof surveys in Farleigh Green

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The number of roofs, including extensions and garages
  • Whether it’s a home or a commercial building
  • The height of the building and how the roof can be seen safely
  • If the survey needs thermal imaging or a drone

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is

Getting a price is simple: just call 07833 053749 or drop us an email and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Farleigh Green. For a price for a let property or a block, call 07833 053749 or send us an email.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Mention any damp patches when booking
  • Include dormers, porches and garages when booking
  • Keep a record of damp patches and dates
  • Clear the loft hatch area before we arrive

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Roofs, chimneys and gutters in Farleigh Green

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. With Stoneacre about 4.9 miles east, Farleigh Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For landlords with property near East Farleigh station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as All Saints Church are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces such as Quarry Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Questions from Farleigh Green

Do you cover smaller places like Farleigh Green?

Yes. Farleigh Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

I let a flat near East Farleigh station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
