Gutter surveys for Farleigh Green homes and businesses

Gutter surveys for homes and businesses in Farleigh Green

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey parapet and box gutters, eaves gutters and outlets and hoppers, and common reasons people get in touch are gutters full of debris and silt and downpipes that are split or coming away.

Somewhere as small as Farleigh Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Common roof problems in Farleigh Green

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

Typical things we are asked to look at include:

  • Rotten fascias or stained soffits
  • Cracked or loose downpipes
  • Sagging gutters and loose brackets
  • Overflowing eaves gutters

Take an older house close to All Saints Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a good roof survey covers

What this survey cannot tell you

Before you book, it is worth knowing what a survey won’t do:

  • Rot or damp concealed behind fascias or inside walls
  • Hidden sections we can’t view safely
  • What’s hidden inside a downpipe

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Farleigh Green homes and their roofs

Stoneacre, about 4.9 miles east, is one of the historic houses in the wider area around Farleigh Green. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like East Farleigh Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of East Farleigh station, a dated record of the roof is useful when planning maintenance across a let.

Common questions in Farleigh Green

Can a landlord with a rental near East Farleigh station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Farleigh Green is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or use the contact form.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Is a CCTV drain survey included?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Look for green streaks or damp patches on walls
  • Do not climb a ladder to look in the gutters
  • Look for downpipes coming loose
  • Get the gutters cleaned out every year

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it is ready.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.

How the survey works

Every roof is different; as a rough guide, the survey takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we’re there. Rural addresses near Farleigh Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.
