About our gutter survey in East Farleigh

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. We survey eaves gutters, outlets and hoppers and parapet and box gutters, and the problems we are asked to look at most are hoppers and outlets full of debris and gutters overflowing in heavy rain.

In a village or hamlet like East Farleigh, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Questions from East Farleigh

Is East Farleigh within the area you cover?

Yes, East Farleigh is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can a landlord with a rental near East Farleigh station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. The survey typically takes an hour or two for a house; commercial roofs usually need 3–4 hours. In a small place like East Farleigh, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it’s shared
  • Leave a clear route to the loft

Surveys for landlords and agents in East Farleigh

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

How the survey changes by roof type

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

What a gutter survey does not cover

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length
  • Confirming asbestos in older rainwater goods

What a gutter survey looks like in East Farleigh

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around East Farleigh has a long history of building, with Stoneacre about 4 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Living close to Quarry Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings like East Farleigh Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of East Farleigh station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Make sure downpipe clips are holding
  • Check the loft with care after heavy rain
  • Look out for overflows when it pours
  • Watch for green marks down the brickwork

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Older cottages and farmhouses around East Farleigh can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.
