Gutter surveys for homes and businesses in West Farleigh

Gutters are typically fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at gutters that have fallen out of line and joints that drip after rain, on downpipes, eaves gutters and outlets and hoppers.

In a village or hamlet like West Farleigh, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

FAQs for West Farleigh

Do you cover smaller places like West Farleigh?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

I let a flat near East Farleigh station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What’s in the report?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

What’s the best way to book?

To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Common roof problems in West Farleigh

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead is also a target for theft.

Typical things we’re asked to look at include:

  • Water backing up from a hidden gutter
  • Brackets that have dropped or snapped
  • Blocked outlets and hoppers
  • Gutters packed with leaves or moss

Trees in and around Quarry Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • Whether the inside of the roof is included
  • How they plan to inspect the roof safely
  • What happens after the report arrives

What to expect from a roof survey

What a gutter survey looks like in West Farleigh

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of East Farleigh station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Fremlin Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls
  • Parts of gutters that can’t be seen safely

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.

What we look at

  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Fascias and soffits

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Around West Farleigh, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • Mention any parking restrictions on your street
  • If you’re buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed
