Roof survey in West Farleigh: what you get

Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. We survey ridges, hips and valleys, natural slate and lead flashings, and people most often book us about valley linings that have cracked or split and gutters that overflow in heavy rain.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How the survey changes by roof type

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Why get it checked now?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Older and listed buildings around West Farleigh may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Walls, floors and services below the roof
  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What happens on the day

Once we have finished looking, we write up our findings in a report with photographs. As for time on site, most surveys take an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. In a small place like West Farleigh, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • For flats, make sure roof access has been agreed
  • Unlock side gates and any roof access doors
  • Leave a clear route to the loft

Roofs, chimneys and gutters in West Farleigh

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Trees in and around Quarry Wood shed leaves that can end up in nearby gutters. If you own a rental within reach of East Farleigh station, a dated record of the roof is useful when planning maintenance across a let. For businesses in and around places such as Fremlin Walk, a dated report on the roof is useful for planning and for any lease discussions.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What affects the cost of roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • Roof area
  • The height of the building and how the roof can be seen safely

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Booking your survey

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date

Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

Common questions in West Farleigh

Do you cover smaller places like West Farleigh?

Yes. West Farleigh is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near East Farleigh station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Can you tell me how long my roof will last?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
