Drone roof surveys for homes and businesses in West Farleigh
Our price is from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. If a drone will not help on your roof, we will say so. Every drone survey comes with a written report and close-up photographs. We survey fragile roofs, chimney stacks and large and complex roofs, and common reasons people get in touch are vegetation in valleys and gutters and ridge pieces that have lifted.
Older buildings in small places like West Farleigh may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we are asked to look at in West Farleigh
Chimney tops take the worst of the weather. From ground level, you rarely see cracked flaunching or loose pots. A drone gets close enough to see them in detail.
Things that frequently lead to a survey include:
- Outlets choked with leaves and silt
- Lifted or split lead flashings
- Wind damage high on the roof
- Ponding and splits on a high flat roof
Take a building like Oakwood Park Grammar School: a view from above covers a wide roof far faster than walking it.

Rented homes, blocks and businesses
Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.
We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the roof.
How the survey changes by roof type
Steep slate and tile slopes
Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position.
Chimney stacks
The drone shows the outside of the stack, and it isn’t a flue or gas safety check. If the flue needs a specialist, we will tell you.
Drone roof surveys in West Farleigh: local notes
We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help.
For an older house near a landmark like All Saints Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. For businesses in and around places such as Fremlin Walk, big, flat commercial roofs are where aerial photos and thermal images help most.

West Farleigh questions
Do you cover smaller places like West Farleigh?
Yes, West Farleigh is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Are there drone restrictions around West Farleigh?
The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or heavy rain.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
What’s in the survey report?
Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s under the slates, tiles or felt
- Flights in strong wind or a downpour
- A flight where airspace permission is refused
If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.
Roof types and parts we check
- Fragile roofs
- Flat roofs on upper floors
- Chimney stacks
- Valleys and parapet gutters
- Large and complex roofs
- Tall and steep roofs
Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Book early if you are near an airport
- Share the postcode so we can check for restrictions
- Keep dogs indoors during the visit
- Keep a clear space in the garden or drive for take-off
The Premium Survey report comes the same day. Drone photographs are included where we could fly, alongside the other checks in the package.
Every so often, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.
What we do, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around West Farleigh often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- We confirm whether a drone suits your roof.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- We fly over the roof, keeping the camera on the property we are surveying.
- If the loft can be reached safely, it is checked too.
- You get photos, findings and clear recommendations.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Keep pets in another room
- Note where any stains or damp appear

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.
