About our pre-purchase roof survey in Teston
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We survey lead flashings and valleys, the roof space and chimney stacks, and people most often book us about chimney mortar that has eroded and a ridge or slope that dips.
Older buildings in small places like Teston may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Tips from our surveys
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:
- Tell us your exchange date when you book
- Find out whether the roof has been replaced or patched
- Check we’ll be able to get into the roof space
- Check the lease for roof repair responsibilities
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.
Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
What a survey costs
To price your survey, we check:
- Roof area
- How tall the building is and how easy the roof is to see
- The package you choose: Basic, Standard or Premium
- The number of roofs, including extensions and garages
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
Here’s what helps us most when you contact us:
- Dates you’re working to, like exchange
- Any stains, drips or damp patches you’ve seen indoors
- Where the property is, with the postcode
- How the loft is reached, if there is one
To book a survey, phone 07833 053749 or send us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.
What happens on the day
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. In a hamlet or village like Teston, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before we arrive
- Make a note of anything you’d like us to look at
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
Arrange a survey

Teston questions
Is my home in Teston listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you carry out roof surveys in Teston?
We do. The survey and report are the same in Teston as anywhere else, and visits run on weekdays and weekends.
How long does the survey visit take?
On site, it usually takes about one to two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Does the weather affect the survey?
Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.
Roof by roof
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.
What this survey cannot tell you
In fairness, a roof survey has limits:
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
- The condition of the rest of the house (that’s a RICS home survey)
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

Pre-purchase roof surveys around Teston
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If your house is among the older ones in the streets near Church of St Peter and St Paul, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
