Roof surveys in Well Street

Why it’s worth a survey now in Well Street

Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. A survey tells you what actually needs attention. Where a roof is exposed, as many are in small places like Well Street, driving rain gets into any weakness, and damp in older walls is slow to dry out.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • Visits on any day of the week
  • Plain-English reports with photos
  • 98% of customers satisfied
  • Independent findings on the roof’s condition

Roof survey in Well Street

Our roof surveys cover Well Street and the wider South East. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or send us an email. If you are worried about debris building up in roof valleys and water stains on rafters and ceiling joists, a survey will tell you what’s going on, on clay and concrete tiles, flat roofs and the roof space alike.

In a small place like Well Street, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

Questions from Well Street

Is my home in Well Street listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Well Street?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long does the visit take?

The visit usually takes between one and two hours for a house, and longer for a large or complex roof. We’ll confirm what to expect when we arrange the visit.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

What’s the best way to book?

To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Different roofs, different checks

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, and we say how widespread it looks.

Can I check my roof myself?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How we price roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Roof area
  • Whether it’s a home or a commercial building
  • Which survey package you book
  • If the survey needs thermal imaging or a drone

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to let us know when you get in touch

We’ll normally ask about:

  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof
  • Dates you’re working to, like exchange
  • Pictures from the garden or a window, if you have them

Getting a price is simple: just phone 07833 053749 or send us an email, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Well Street homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 4.9 miles west lies Old Soar Manor, a reminder of how long the area around Well Street has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park such as Manor Park Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. For landlords with property near East Malling station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Church of St James are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Well Street needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. We email a photo-illustrated written report and recommendations.

Before we arrive

  • Jot down any questions you want answered
  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we’re looking at
