Gutter survey in Well Street: what you get
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. If you’ve noticed brackets that have dropped or snapped and fascia boards damaged by overflowing water, we can find out what’s behind it, on fascias and soffits, parapet and box gutters and eaves gutters alike.
Somewhere as small as Well Street, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Underground drains, which need a CCTV drain survey
- Damage hidden inside walls or behind boards
- Parts of gutters that can’t be seen safely
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.
Roof types and parts we check
- Outlets and hoppers
- Parapet and box gutters
- Eaves gutters
- Valley gutters
- Fascias and soffits
- Downpipes
Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Book gutter clearing once a year, more often near trees
- Watch ceilings under valley gutters for fresh marks
- Check from the ground or a window, not a ladder
- Have overhanging branches cut back
Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow and spilled water harms brickwork and woodwork.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Well Street often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Let us know where we can park nearby
- Check the loft hatch can be reached
- Note where any stains or damp appear

Advice
Why act early in Well Street
A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. For older village homes like those around Well Street, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Gutter surveys around Well Street
Old Soar Manor, about 4.9 miles west, is one of the historic houses in the wider area around Well Street. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For an older house near a landmark like Church of St James, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like The Malling School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park like Manor Park Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.
