Gutter survey in West Malling: what you get
Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. We’re often asked to look into rotten fascias or stained soffits and overflowing valley or parapet gutters, on parapet and box gutters, fascias and soffits and downpipes.
In a smaller place like West Malling, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Leave it or get it looked at?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building typically during the worst downpours. It is worth having these gutters looked at before the wetter months. Homes in smaller places like West Malling can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

How the survey works
The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. A visit to West Malling is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, like valleys and parapets, where it is safe to see them.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- You get a report with photographs and recommendations.

DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
Surveys for landlords and agents in West Malling
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Gutter surveys around West Malling
With Old Soar Manor about 4.2 miles south-west, West Malling sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Landlords with a home close to West Malling station may find that the gap between tenancies is a good time to have the roof looked at. If your house is among the older ones in the streets near Parish Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Manor Park Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

FAQs for West Malling
Can a landlord with a rental near West Malling station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or email us with the address and some details, including who will give access on the day.
Is West Malling within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.
How much is a gutter survey?
Prices start from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or drop us an email.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
What does the report include?
Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Do you climb onto every roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Different roofs, different checks
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.
Cast iron gutters
Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
