Landlord roof survey in West Malling: what you get

Our landlord and block roof surveys cover West Malling and the rest of London and the South East. Time on site typically takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Everything is inspected as far as it can safely be seen including by drone where it applies. You then get a report with photos. We survey blocks of flats, shared roofs and rented houses, and people most frequently book us about standing water on a flat roof and damaged pots and flaunching.

Trees around homes in smaller places like West Malling drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Local roofs in West Malling

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around West Malling has a long history of building, with Old Soar Manor about 4.2 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Living close to Manor Park Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Take an older house close to Parish Church of St Mary the Virgin: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as More Park Catholic Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Landlord and commercial surveys in West Malling

We survey roofs for letting agents and landlords as well as householders. A photo-illustrated written report gives you a clear record of the let or shared roof.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Arrange flat access in advance
  • Keep roof outlets and gutters clear
  • Deal with urgent items first
  • Keep roof surveys on a rolling plan

The report comes with photos and written recommendations, prioritised by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.

What a landlord roof survey does not cover

It is useful to know what a survey will not do before you book:

  • A full building survey of every part of the property
  • The structure in the way a structural engineer would assess it
  • Confirming asbestos in older roof materials

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Gutters and downpipes
  • Blocks of flats
  • Converted houses
  • Rented houses
  • Shared roofs
  • Flat roofs on blocks

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. In a smaller place like West Malling, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building

Advice

What we look for on each type of roof

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes as far as can safely be seen.

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. We note what we can see.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

West Malling: your questions answered

Will you come out to West Malling?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in West Malling?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you survey roofs shared between flats?

Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points, and the report says so.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll plan the survey around it.

How do I book a survey in West Malling?

To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Is this survey just for landlords?

Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

Will the survey cover the whole building?

No. Our survey covers the roof and its parts, not the whole property. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.
