What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. Slipped, cracked and missing slates are all noted.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Roof surveys for homes and businesses in West Malling

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are slates or tiles that have slipped or broken and crumbling chimney pointing or cracked flaunching, across natural slate, the roof space and clay and concrete tiles.

Around West Malling, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

West Malling: your questions answered

Will you come out to West Malling?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can a landlord with a rental near West Malling station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey isn’t a structural engineer’s report.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Roofs, chimneys and gutters in West Malling

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Parish Church of St Mary the Virgin: its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to West Malling station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Helping us price your survey

These details help when you contact us:

  • The kind of building and roof involved
  • Your timetable, like an exchange date
  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there often is around West Malling, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Dig out any old roof reports or invoices
  • For a flat or shared roof, check access with the building owner or managing agent
  • If you’re buying, let the agent know when we are coming

Getting a price

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

When to book a survey in West Malling

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

Common reasons to book include:

  • Condensation or damp timbers in the loft
  • Worn or blocked valleys
  • Slipped, cracked or missing slates and tiles
  • Blocked, sagging or leaking gutters

Homes near green spaces such as Manor Park Country Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Before you book anyone

  • Will the report include photos?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the roof space is looked at, where there is one
  • What happens after the report arrives
