About our roof survey in East Malling
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. Common reasons to book are ponding, splits or blisters on flat roofs and worn or blocked valleys, on lead flashings, flat roofs and chimney stacks.
Trees around homes in smaller places like East Malling drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Before and after the survey
Here are a few things we’d tell any owner:
- Keep a record of damp patches and dates
- Clear the loft hatch area before we arrive
- Check the roof from ground level after storms
- Let us know about past leaks
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Structural calculations (that is a structural engineer’s job)
- Asbestos testing of any kind
- A full building survey of the property
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and does not.

What affects the price in East Malling

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Booking your survey
Here’s what helps us most when you contact us:
- Your timetable, like an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- Any marks or damp showing indoors
- The kind of building and roof involved
Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or email us.
Roofs, chimneys and gutters in East Malling
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Starkey Castle, about 4.9 miles north, show how far back building in the area around East Malling goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you live near a park like Ditton Quarry, or anywhere with mature trees, autumn leaves can block gutters and valleys. For site and facilities teams at buildings such as St James the Great Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near East Malling station, a dated record of the roof is useful when planning maintenance across a let.

Questions from East Malling
Is my home in East Malling listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is East Malling within the area you cover?
Yes. East Malling is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What happens on the day
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a smaller place like East Malling, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- Leave a clear route to the loft
- If the roof is shared, arrange access with whoever manages the building
- Tell us about any leaks, stains or damp patches you know of

Advice
Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
