Questions from East Malling

Do you carry out roof surveys in East Malling?

Yes, East Malling is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or email us and let us know about the property.

Will you come out to East Malling?

Yes, East Malling is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

How long does a roof leak investigation take?

On site, it usually takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.

How a roof leak investigation works in East Malling

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof often turns out to be the source. Parapet walls and their gutters are checked from wherever it’s safe. Our report shows what we found, with photos. We survey lead flashings, slate and tile slopes and rooflights and dormers, and common reasons people get in touch are water that shows only in certain storms and ceiling stains that grow after rain.

Around East Malling, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast is not always rain from above, which is why it’s worth tracing properly. It is worth looking at the stack from outside and at the timbers beside it in the loft.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

How it works

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for a house, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there often is around East Malling, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Check pets are kept safely away
  • Buyers: confirm access with the estate agent or seller

Related advice

Do you need a roof leak investigation in East Malling?

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Typical things we’re asked to look at include:

  • Leaks below a flat extension roof
  • Drips from nail tips in a cold loft
  • Wet patches high on an inside wall
  • Damp on a chimney breast

Take an older house close to Church of St James: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • What the survey won’t cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long they’ve been surveying roofs

What a good roof survey covers

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Leave it or get it looked at?

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Finding the leak comes first. On a bungalow or cottage around East Malling, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What a roof leak investigation looks like in East Malling

The wider area around East Malling has a long history of building, with Starkey Castle about 4.9 miles north. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Different coverings let water in at different points, which shapes where the search starts.

If you look after a building such as St James the Great Academy, tracing a leak on a big roof starts with where the water appears and works back. Homes near green spaces such as Ditton Quarry can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What a roof leak investigation does not cover

It is a careful look at the leaking roof, not the whole story. Its limits include:

  • The repair itself (the investigation finds and reports the cause)
  • Defects hidden under coverings or inside walls without opening up
  • Leaks that only appear in weather we can’t recreate

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.
