About our chimney survey in Headcorn

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. If you’ve noticed spalled or crumbling bricks and flashings pulling away from the stack, a survey will tell you what’s going on, on chimney breasts, brick chimney stacks and chimney pots and cowls alike.

In a smaller place like Headcorn, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What a chimney survey does not cover

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Hidden damage within the stack
  • Structural calculations for a leaning stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.

What affects the price in Headcorn

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • Commercial roofs and larger buildings

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Here’s what helps us most when you get in touch:

  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, like an exchange date

Unsure which package suits your roof? It is easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Chimney surveys in Headcorn: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Headcorn station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as St Peter's and St Paul's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Headcorn Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Headcorn is about 8 miles south-east of Maidstone, in Kent. In Headcorn, as across Kent, every roof gets the same careful survey. Headcorn is one of the towns and villages in Kent we cover for chimney surveys. Maidstone is in our area too.

We survey roofs across the TN27 postcode area for chimney surveys. If you need a chimney survey at a property on Station Road, High Street and Knight's Way or a nearby road, we can survey it. If you’re just outside Headcorn, we cover Hearnden Green (1 mile north-west), Southernden (2 miles north-east), Swift's Green (2 miles east), Lashenden (2 miles south) and Smarden Bell (2 miles south-east). We also work in nearby towns such as Maidstone (8 miles north-west), Ashford (11 miles east), Sittingbourne (13 miles north), Tonbridge (15 miles west), Faversham (15 miles north-east) and Kings Hill (12 miles north-west).

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What happens if roof problems are left?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Blocked gutters on homes around Headcorn overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.

What we do, step by step

We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. The survey usually takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Headcorn, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

How to prepare

Advice

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Book a sweep for flues that are in use
  • Have brackets on the chimney checked
  • Leave close inspection to people with safe access
  • Ask about consent before removing a chimney on an older property

After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Questions from Headcorn

How do I find out if my home in Headcorn is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near Headcorn station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What’s in the report?

A written report with photos, explaining the condition of the chimney stack, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
