About our roof survey in Pembles Cross
We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. If you’ve noticed slates or tiles that have slipped or broken and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it, whatever the roof.
Somewhere as small as Pembles Cross, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
Prices for roof surveys in Pembles Cross
Not every roof costs the same to survey, and it comes down to:
- How many separate roofs there are, like extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
- Whether it’s a home or a commercial building
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Different roofs, different checks
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.
What we’re asked to look at in Pembles Cross
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It’s often mistaken for a leak, and it needs a different fix.
Look out for signs like these:
- Loose chimney pots
- Slipped, cracked or missing slates and tiles
- Worn or blocked valleys
- Ponding, splits or blisters on flat roofs
If you live in an older home near Church of St James, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking anyone
- What happens after the report arrives
- Whether any drone flown is registered with the CAA
- What experience they bring
- Which parts of the roof they’ll actually see

Roof surveys around Pembles Cross
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings such as Egerton Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Lenham station may find that a dated record of the roof is useful when planning maintenance across a let.

Pembles Cross: your questions answered
Do you cover smaller places like Pembles Cross?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
I let a flat near Lenham station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Do you look in the loft space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
How long will you be at the property?
Allow about one to two hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How the survey works
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we are there. Cottages and farmhouses around Pembles Cross often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Make sure we can get to the back of the property
- Find any records of previous roof work
- Tell us about any leaks, stains or damp patches you know of
