FAQs for Charing

Will you come out to Charing?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Charing?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you check the loft?

Normally, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

How much time does the visit need?

It usually takes an hour or two at most homes, and more on a big or complicated roof. You’ll know roughly how long when we arrange the visit.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Gutter survey in Charing

We carry out gutter surveys in Charing as part of our cover across London and the South East. On the day, we inspect what can safely be seen, from ground level, from windows and from the loft space. Time on site typically takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. The written report follows, with photographs and recommendations. Common reasons to book are blocked outlets and hoppers and gutters that have fallen out of line, across downpipes, outlets and hoppers and fascias and soffits.

Trees around homes in smaller places like Charing drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When to book a survey in Charing

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

Look out for signs like these:

  • Rotten fascias or stained soffits
  • Gutters overflowing in heavy rain
  • Blocked outlets and hoppers
  • Joints that drip after rain

If you let a flat or house near Charing station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • What insurance they carry
  • Whether the inside of the roof is included
  • Which limits apply to the survey
  • When you’ll get the report

What’s in a roof survey

Charing homes and their roofs

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.9 miles south-east lies Godinton House, a reminder of how long the area around Charing has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

If yours is one of the older homes in the streets near Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Spuckles and Kennelling Woods is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Charing is about 6 miles north-west of Ashford, in Kent. Charing gets the same service as everywhere else we work: a close look at what can be seen safely, photos and a clear written report. We cover towns and villages across Kent. Our Maidstone page covers surveys nearby.

We cover every part of TN27 for gutter surveys and the streets around it. We cover properties on The High Street, Market Place and Station Road. Close by, we survey roofs in Charing Heath (1 mile west), Cold Harbour (2 miles north-west), Lenham Heath (2 miles west), Stonebridge Green (2 miles west) and Lenham Forstal (3 miles west). Within a short drive, we also cover Maidstone (12 miles west), Ashford (6 miles south-east), Canterbury (13 miles east), Sittingbourne (9 miles north), Whitstable (14 miles north-east) and Faversham (8 miles north-east).

Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. Our survey covers what can safely be seen and records it with photos. Around Charing, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Have gutters cleared at least once a year
  • Watch the gutters during heavy rain
  • Look for new stains on ceilings below valleys after rain
  • Watch for green marks down the brickwork

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Landlords, agents and block managers in Charing

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • What’s hidden inside a downpipe
  • The inside of buried drains
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for most houses, and longer for a large or complex roof. You are welcome to ask questions while we are there. In a smaller place like Charing, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work
  • Jot down any questions you want answered
