How a drone roof survey works in Charing

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. We never fly where it is not safe. We survey large and complex roofs, tall and steep roofs and valleys and parapet gutters, and people most frequently book us about wind damage high on the roof and ponding and splits on a high flat roof.

Older cottages and houses around Charing may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Book early if you are near an airport
  • Clear the loft hatch so we can check inside too
  • A word with neighbours beforehand helps
  • Share the postcode so we can check for restrictions

There’s a follow-up after 12 months with the Premium Survey. It shows whether anything has moved or worn since the first visit, and whether work has done its job.

Don’t block the vents at the eaves. Poor airflow lets condensation build up. Keep insulation clear of the eaves.

Drones, thermal imaging and Charing roofs

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. About 3.9 miles south-east lies Godinton House, a reminder of how long the area around Charing has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If your house is among the older ones in the streets near Church of St Peter and St Paul, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Charing is about 6 miles north-west of Ashford, in Kent. In Charing, as across Kent, every roof gets the same careful survey. Across Kent, we cover Charing. Maidstone is in our area too.

We cover every part of the TN27 postcode area for drone roof surveys and the streets around it. Streets in the area include The High Street, Market Place and Station Road, and we cover them all. If you are just outside Charing, we cover Charing Heath (1 mile west), Cold Harbour (2 miles north-west), Lenham Heath (2 miles west), Stonebridge Green (2 miles west) and Lenham Forstal (3 miles west). We also work in nearby towns like Maidstone (12 miles west), Ashford (6 miles south-east), Canterbury (13 miles east), Sittingbourne (9 miles north), Whitstable (14 miles north-east) and Faversham (8 miles north-east).

When you need someone else

In fairness, a roof survey has limits:

  • Close-up photos of next door’s property
  • Structural calculations (that’s a structural engineer’s job)
  • Flying in a flight restriction zone without the airport’s permission

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Large and complex roofs
  • Flat roofs on upper floors
  • Fragile roofs

What we look for on each type of roof

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. We record what we see of their condition.

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes about 1–2 hours for most houses, and longer for a large or complex roof. Being in a smaller place like Charing doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Check we can get to the back of the property
  • Move anything stored under the loft hatch

Advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Signs you need a drone roof survey in Charing

After storms, owners want to know what has moved. Damage on a high or steep roof is hard to judge from the garden. Close-up photos make it clear what has been disturbed.

Most people get in touch after spotting something like this:

  • Flashings that have come away
  • Eroded pointing on a chimney stack
  • Cracked slates and tiles out of sight from below
  • Hidden gutters full of leaves

Anyone responsible for a site like Charing Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Questions to ask before you book

  • Whether VAT is added on top
  • What the report includes, and whether it has photographs
  • Their track record with similar roofs
  • Which parts of the roof they’ll actually see

Common questions in Charing

How do I find out if my home in Charing is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Are there drone restrictions around Charing?

Normally it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The report is sent afterwards by email.
