How a drone roof survey works in Charing Heath
We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. We never fly where it is not safe. If you’re worried about vegetation in valleys and gutters and worn lead at chimneys and walls, a survey will tell you what’s going on, on large and complex roofs, fragile roofs and flat roofs on upper floors alike.
In a village or hamlet like Charing Heath, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
What a drone roof survey looks like in Charing Heath
Historic houses such as Godinton House, about 4.7 miles south-east, show how far back building in the area around Charing Heath goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Steep or complicated roofs are frequently hard to see from ground level, which is where photos from the air and thermal images help.
For an older house near a landmark such as Church of the Holy Trinity, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What a survey costs
Not every roof costs the same to survey, for these reasons:
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
Prices quoted always include VAT, and the report is not charged as an extra. Drone roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.
Getting in touch
To price your survey accurately, we will ask about:
- Why you want a survey: buying, a leak, a storm or new work
- When you need the report by
- The address and postcode of the property
- Where water is showing inside, if it is
Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.
Surveys for landlords and agents in Charing Heath
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.
Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Move stored items away from the hatch
- Shut pets inside while we fly
- Expect a little longer if permission is needed
- Keep a clear space in the garden or drive for take-off
Your report arrives by email, with close-up photographs from the flight. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.
Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, and early repairs keep water out.

What this survey cannot tell you
We only report what can safely be seen on the day, so there are some things a survey can’t cover:
- Close-up photos of next door’s property
- A flight on a day when the weather is not safe
- Anything inside the loft or under the coverings
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. If you have questions on the day, just ask. Somewhere as small as Charing Heath, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You give us the address so we can check the airspace.
- We arrange any permission that’s needed before we fly.
- On the day, we check the weather and the site before flying.
- The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
- We email a written report with the photographs and our recommendations.
Preparing for the visit
- For a flat or shared roof, check access with the freeholder or managing agent
- Move anything stored under the loft hatch
- Find any records of previous roof work

Common questions in Charing Heath
How do I find out if my home in Charing Heath is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Charing Heath within the area you cover?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
What if it’s windy or raining on the day?
Bad weather means no flight. A small drone can’t fly safely in strong wind or heavy rain, so a new date is agreed with you.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
