Questions from Charing Heath

Is my home in Charing Heath listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover Charing Heath?

Yes, Charing Heath is one of the places we work. The survey and report are the same in Charing Heath as anywhere else, and visits run on weekdays and weekends.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it when you book and we will explain what’s needed.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there is safe access.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Thermal roof surveys for homes and businesses in Charing Heath

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. We survey flat roofs, commercial roofs and loft conversions, and the problems we are asked to look at most are damp that repairs haven’t cured and water getting in at parapets and stacks.

Villages like Charing Heath often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

When to book a survey in Charing Heath

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which helps when timescales are tight.

Most people get in touch when they’ve noticed something like this:

  • Damp patches with no obvious cause
  • Areas of a flat roof that may hold water
  • Leaks far from where the stain appears
  • Wet areas near outlets and upstands

Take an older house close to Church of the Holy Trinity: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before booking

  • What insurance they carry
  • Whether the loft space is looked at, where there is one
  • Which viewpoints they use to see the roof
  • Will the report include photos?

What’s in a roof survey

How we price thermal roof surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

There is no need for technical words. It is enough to let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors

Not sure which survey you need? It is easiest to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Charing Heath can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Let us know about parking before the day

Advice

How the survey changes by roof type

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.

Surveys for landlords and agents in Charing Heath

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings.
