Chimney surveys for homes and businesses in Charing

Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. If you’ve noticed disused chimneys trapping moisture and flaunching that has broken away, a survey will tell you what’s going on, on chimney breasts, flaunching and shared and party-wall stacks alike.

Around Charing, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report records the chimney stack as we found it on the day. It is useful straight away, and a good reference for later.

Roofs, chimneys and gutters in Charing

Historic houses like Godinton House, about 3.9 miles south-east, show how far back building in the area around Charing goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you live near a park like Spuckles and Kennelling Woods, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If your house is among the older ones in the streets near Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Your questions about chimney surveys in Charing

Do you survey roofs for landlords with property near Charing station?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and let us know about the building.

Is my home in Charing listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where applicable. If part of a stack can’t be seen, the report says so.

What should I do with a chimney I do not use?

There is no single answer. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

When to book a survey in Charing

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

A survey can pick up problems such as:

  • Mortar washing out of the joints
  • Spalled or crumbling bricks
  • Staining on walls around the chimney
  • Cracked or missing flaunching

For landlords with property near Charing station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • How soon the report will arrive
  • How long they’ve been surveying roofs
  • How they plan to inspect the roof safely
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Why it’s worth a survey now in Charing

If you are thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. With lower homes, common in places like Charing, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

A few details help us recommend the right survey and price. When you get in touch, it is useful to mention:

  • What made you get in touch
  • Pictures from the garden or a window, if you have them
  • Dates you are working to, like exchange
  • Where any leaks, stains or damp patches show inside

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.

What we can’t see

Before you book, it’s worth knowing what a survey will not do:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Whether a stack needs rebuilding on structural grounds
  • Whether a gas appliance or its flue is safe

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes between one and two hours at a house, as part of a look at the roof around the stack. For a survey in Charing, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Unlock side gates and any roof access doors
  • Keep pets in another room
  • Leave a clear route to the loft

How to book

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
